that means like 60 Million Xp for lv 40 and 100 Millions for 50??

Shoot a little higher.

Here is an example of a high level character

Age48 [33]

As you can see, this is a lot of XP needed even for a level 33. Now imagine that this number needed to level up more then doubles with every level.

So I guess people retire 3 times at level 31 to get the masterwork heirloom? Does the heirloom object can be selected multiple times to get better each retirement at 31?

Indeed. You don't have to select the same object, but most people do in order to make it the third tier.
Quite a few people who do have the tiem to play enough to retire a lot usually retire more then 3 times so that they may have multiple heirloomed items, while others have never retired as they would rather have the levels. Most are a mix in between.

Now with the market feature, there is slightly less incentive to retire for items when you could instead just purchase them.

If you look under the "retirement" tab on your character page it lists the steps that each item goes through with each retirement. So the first time you retire and choose a particular item you go up one step. If you select it your next retirement you go up another one and so on.

First you must set a character as your main. Only they can trade. It also can NOT(!) be a "skip the fun" character. Both choosing a main and doing the "Skip the fun" can be found in the character screen on the webpage. Good luck.
