How can i Heirloom something cause i reached age 31[17]

You have "An heir has been born... (http://www.c-rpg.net/index.php?&retirement=1)" link at the bottom of the crpg page.

Also, you need to be Age 46[31] to get a heirloom.

You need to be lvl 31, not the age of 31 otherwise you will receive no bonus.
